The proposal represents a thoughtful adaptive reuse and redevelopment of the existing Felt Boot building,
balancing heritage character with contemporary design and new residential uses. The building has been designed to step up from the retained three-storey heritage component to a six-storey form, with the upper levels set back from Peel Street. Material selection and detailing have also been carefully considered. The design draws from the textures and tones of the surrounding district while allowing the new addition to read as a contemporary intervention that is clearly distinguishable yet complementary to the original building.

The development features approximately 1,773 m² of ground-floor commercial space and 49 residential units, ranging from studio to two-bedroom layouts. The ground floor features a luxury wellness spa and pool circuit, creating a distinctive destination use that enhances the historic character of the downtown core and contributes to the local economy. The building includes thoughtfully designed terraces with views of the Nith River.
